White Rock Custom Homes LLC estimates custom home projects with the following items included. Some pricing may vary due to location, site level and distance to road access. We will provide pricing for anything you can imagine and desire. We prefer to price items with allowances so that you can select from our turnkey vendors and suppliers. We have some preferred suppliers that we can get the best pricing from but we don’t hold you constrained to only those vendors. We want you to have the widest choices available.

Site & Foundation

  • Scrape top soil and install 48″ foundation pad
  • Soil testing by Geotechnical Engineer
  • Engineered post tension foundation with wind strapping, 28″ exterior beam and 24″ interior beams typical
  • ​Temporary crushed concrete driveway base and 1,500 sq. ft. of concrete parking and sidewalk
  • Rough grade select fill graded after slab poured to IRC code to slope from foundation
  • Water well, 400 foot deep with 1/2 HP pump and 125 gallon pressure tank
  • ​Aerobic septic system

Structural

  • All framing engineered by a Licensed Structural Engineer to all local wind ratings
  • All exterior walls are sheathed with OSB board and covered with Tyvek house trap
  • 35-year architectural shingles for roofing
  • Inspections from our Engineering company for foundation pre-pour, cable pull after foundation pour, frame inspection before sheetrock cover up, windstorm inspections for certificate to provide the State
  • 10-year structural warranty
  • Pre-treatment borate solution on all frame areas, 3-ft up from finished floor for termites
  • All brick homes with King-sized Brick and Smart Board on all trim and siding areas

Decorative

  • Lighting/plumbing fixtures allowances done per item at a reasonable price allowing for fixture selections that you will be happy with without having to upgrade
  • Cabinets calculated by an allowance per linear foot base upon your preference. Typical allowance calculated at $275 per linear foot for base cabinets and $275 per linear foot for upper cabinets
  • Granite countertops calculated by the square foot at $35-$42 per square foot, allowing for almost any color selection without upgrading
  • Flooring allowance calculated by the square foot: carpet at $3.50 per square foot, tile at $6.00 per square foot, vinyl plank at $7.50, and wood flooring at $10.00 per square foot
  • Tiled shower surrounds and granite vanity tops

Energy Efficiency

  • Fiberglass batt insulation 13R in walls and 38R blown in the ceiling.
  • Carrier 15.2 SEER2 air conditioning system with 80% efficient furnace, fresh air intake and media filter as well as Honeywell recovery ventilator and thermostat
  • Ample appliance allowance to select high efficiency appliances
  • Double insulated Low E Vinyl single hung windows that tilt down for easy cleaning
